Key Stages
Spoor & Co understand that the conveyancing process can feel daunting, even to an experienced client. We recognise the importance of communication throughout the transaction and we work hard to liaise with all parties to make the experience as smooth as possible.
The average timescale for a transaction to complete is around 8-12 weeks but as each case is individual some may complete much quicker than this and others may take longer. We will keep you informed along the way with the progress of your sale and/or purchase.
Key Stages of a Sale
- Receive our written quote
- Call or email us to accept the quote
- We will set up your file and send our initial correspondence and forms to you for you to complete and return. At this stage it is useful to provide us with any relevant documentation you may have of the property, for example, Building Regulation Certificates, Planning Documents, Gas Safe Certificates, Electrical Certificates, Cavity Wall Guarantees, Guarantees, FENSA Certificates
- Inform your estate agent that you have instructed us, the estate agent will issue a memorandum of sale
- On receipt of the memorandum of sale we will issue the Contract documentation to the buyer’s solicitor/conveyancer.
- The buyer’s solicitor/conveyancer will contact us with any enquiries they may have. We will contact you to assist with replies if we are unable to answer the questions from the information we hold.
- Once the enquiries have been satisfied and a Transfer Deed provided we will arrange for you to sign the Contract and Transfer Deed.
- Agree a date for completion
- Exchange of Contracts - this is the contractual agreement between you and your buyer to complete the sale of the property on the specified completion date
- Completion – We receive funds from the buyer’s solicitor/conveyancer, the sale is complete and keys handed over
Key Stages of a Purchase
- Receive our written quote
- Call or email us to accept the quote
- We will set up your file and send our initial correspondence and forms to you for you to complete and return to us.
- Inform the estate agent that you have instructed us, the estate agent will issue a memorandum of sale
- On receipt of the memorandum of sale we will request the Contract documentation from the seller’s solicitor/conveyancer.
- Once received we will review the Contract and Title documentation and put in hand any required searches. We will send to you the Property Information Form and Fittings and Contents List. We will raise any initial enquiries we may have of the property with the seller’s solicitor/conveyancer and put in hand the local searches. Please let us know of any questions you may have of the property and we will raise these with the seller if we are unable to answer them from the information we hold.
- Local search results are usually received within 2-3 weeks, on receipt we will review the search results and raise any further enquiries we may have.
- Once the enquiries have been satisfied and we have received your mortgage offer (if relevant) we will arrange for you to sign the Contract and Transfer Deed.
- Agree a date for completion

- Exchange of Contracts - this is the contractual agreement between you and the seller to complete the purchase of the property on the specified date
- Completion – We will send funds from the seller’s solicitor/conveyancer and the sale is complete.
- Following completion and on receipt of the Transfer Deed from the seller’s solicitor we will register the purchase at the Land Registry
- Once registration has been completed at the Land Registry we will send our closing letter to you with an official copy of the Register.
